If you fall behind in rent, you will be issued with a Form 11—Notice to Remedy the Breach providing you with 7 days to remedy. If you do not pay the rent in full during this time, a Form 12—Notice to leave will be issued giving you 7 days to vacate the premises. At this point, the bond will be utilised to pay outstanding rental amounts and your name could be listed on a tenancy database.
Every three months an inspection will be conducted. You will receive seven days’ notice prior to an inspection.

You will be requested to set up a direct debit through your bank account and provide proof of this when you sign the lease.
If you are successful you will be required to pay a bond of four week’s rent and four week’s rent straight away. (That’s eight weeks rent.) Upon receiving the cleared funds into the trust account, an appointment will made with you to explain and sign all property documents. We will then complete the condition report together to ensure all parties agree to the report. On the start date of the lease, I will meet you at the property to welcome you to your new home with the keys. Remember to organise connection of your electricity and any other services, contents insurance and redirect your mail from your previous address.
The processing time can take up to 48 hours. After completing a successful application, an interview time will be arranged. It will be conducted at your current home with all applicants in attendance.
You will need to fill out all sections of the application form. This includes signing the privacy consent section on the back. Please make sure you list all past rental references and correct contact details. If a reference cannot be contacted, that could mean you will be unsuccessful. If you have a pet, the references for the pet must also be supplied. In addition to the completed forms, you will also need to supply a photo ID for all applicants over the age of 18, a utilities bill from your last rental property and three recent pay slips.
